What is plumbing like in Mesa homes?

Mesa is large and its housing spans every era of Valley growth. Census Bureau survey data for 2024 put the median year a Mesa housing unit was built at 1989; about 27 percent of homes predate 1980 and about 32 percent were built in 2000 or later (ACS table B25034 via Census Reporter). A 1970s ranch house near downtown and a 2010s home in the southeast can have very different pipe materials, sewer laterals and water heater locations. Ask any plumber how old your supply and drain lines are likely to be before approving a large repair.

Where does Mesa's water come from, and how hard is it?

Mesa's 2024 Water Quality Report explains that the city is divided into three zones: the City Zone, the Eastern Zone and the Southern Zone, and that your zone determines where your surface water comes from.

SourceServesShare of 2024 supply
Salt River Project water, treated at the Val Vista plantCity ZoneAbout 39 percent
Central Arizona Project water, treated at the Brown Road and Signal Butte plantsEastern and Southern ZonesAbout 58 percent
City wellsCity ZoneAbout 1 percent
Eastern and Southern wellsEastern and Southern ZonesAbout 2 percent

The report says City Zone water averages about 12 grains per gallon of hardness and Eastern and Southern Zone water averages 16 grains per gallon. Mesa recommends setting a water softener at 16 grains per gallon and then adjusting to taste. Scale builds up faster in water heaters at those levels; our hard water guide explains what it does to plumbing.

What do common water complaints in Mesa mean?

The report answers two questions plumbers hear often. A sulfur or rotten egg smell may simply mean the water heater needs to be flushed; to tell whether an odor comes from inside the house, run the outside hose bib where water enters the home and see if the odor is still there. Milky or cloudy water is usually dissolved air, because Mesa's distribution system is pressurized and air gets trapped in the lines. The report says it is harmless.

Does Mesa have lead service lines?

According to the same report, no lead service lines have been found in Mesa so far, and the city has been inspecting service lines throughout Mesa. You can check your own address on the city's service line inventory map. The report also notes that lead can still enter drinking water through household plumbing and fixtures that contain lead, and suggests flushing your pipes for several minutes by running the tap, taking a shower or doing a load of laundry or dishes.

Do you need a permit to replace a water heater in Mesa?

Mesa's Residential Construction FAQ gives a clear answer:

  • No permit for residential replacement of a gas or electric water heater of equal or lesser rating with a like-for-like model.
  • Permit required to replace a traditional gas storage water heater with a tankless or on-demand gas water heater.
  • Notify the gas utility before placing gas appliances into service.

The tankless rule matters because a gas tankless unit usually needs a larger gas line and new venting. If a contractor quotes a tankless conversion without a permit, ask why. Permit Services is at 55 N. Center Street. Our tank vs tankless guide covers the cost difference.

How do you check a plumber who works in Mesa?

Arizona licenses contractors statewide through the Registrar of Contractors. Search the company name, confirm the license is active and confirm the classification covers residential plumbing, such as R-37, R-37R or a dual CR-37 license on the ROC classification list. Under A.R.S. 32-1121, an unlicensed handyman may only do casual or minor work totaling less than $1,000 that needs no building permit, and must state "not a licensed contractor" in advertising. A gas tankless conversion is outside that exemption. The hiring guide covers contracts and deposits.

How can this site help with a Mesa plumbing problem?

This site is an independent guide that explains costs, warning signs and how to hire. It is not a licensed contractor; we do not perform plumbing work and do not answer phones. To reach a plumber, call one of the licensed contractors listed on this page or see all listed contractors. Questions about this guide: email us. We do not take service requests. Run the license checks above on anyone you hire. If water is actively leaking, shut off the main valve first and read our emergency plumbing guide.

Questions

Frequently asked questions

Does replacing a water heater in Mesa need a permit?

Not if it is a like-for-like gas or electric unit of equal or lesser rating, according to Mesa's Residential Construction FAQ. Replacing a gas storage water heater with a tankless or on-demand gas unit does need a permit, and the FAQ says to notify the gas utility before placing gas appliances into service.

What should I set my water softener to in Mesa?

Mesa's 2024 water quality report recommends starting at 16 grains per gallon and adjusting to personal preference. Average hardness is about 12 grains per gallon in the City Zone and 16 in the Eastern and Southern Zones; the report includes a zone map so you can see which applies to your home.

Why does my hot water smell like rotten eggs in Mesa?

Mesa's water quality report says a sulfur or rotten egg odor may simply mean your water heater needs to be flushed. Run the outside hose bib where water enters your home: if the smell is gone there, the cause is inside the house, most often the water heater.
